A good place to start is the Land Registry website which will tell you exactly what you or someone else paid for that property. To access this information you need the property address and have to pay £3 to get access to the title register.

If you are looking for a ‘current day’ valuation then it’s worth looking for an estate agent that offers an ‘instant valuation’. This is a software that uses algorithms to calculate what the property is worth based on a number of factors such as similar properties nearby with the same characteristics, local market evidence and proprietary analytics.

The likes of Zoopla and Rightmove also offer these tools but they have their own methods of working out valuations.

Don’t be worried if you visit several websites and get several different valuations for your property, they are all using different software to work out the value of your property. It’s best to take a view and look for a pattern in the valuation. This should give you an indication as to whether now is a good time to sell or rent your property, if you do decide to put the property onto the market then I would always suggest inviting your agent over to the property for their opinion.
